Housing Bubble Over?

Many analysts believe the housing market will continue to decline into the spring before bottoming out in April. After that prices will begin to stabilize, there will be a modest recovery for the balance of 2010. Also some analysts project national prices will increase 4.5% or more. If you exclude distressed sales, that appreciation grows to 5.6%.

Excluding distressed sales, the worst five states for year-over-year price declines were Nevada (15.1%), Idaho (9.4%), Florida (8.5%), Arizona (8.2%) and Wyoming (6.8%).

If you were going to buy a home in Boulder, you noticed most price declines in 2009. 2010 is much better and prices are stabilizing. Boulder is typically the first place there is appreciation and we are starting to see it already.
